With the rapid growth of urbanization and the increasing demand for housing, selecting a suitable apartment has become a complex challenge for applicants. This choice requires considering a set of physical, environmental, and locational parameters that can influence quality of life and individual satisfaction. The aim of this study is to present an integrated framework for comparing and ranking apartments using BIM data along with 2D and 3D GIS analyses. In this research, technical and performance data of apartment units were extracted from BIM, while environmental, locational, and amenity parameters were analyzed through GIS. The case study included five apartment units located in different urban settings. The results indicate that the proposed framework enables the identification of strengths and weaknesses of each unit, operational comparisons among apartments, and informed decision-making based on individuals’ needs and priorities. In addition, the study highlights limitations related to sample size and data availability, and suggests directions for future research to expand the framework and improve the quantitative analyses.
